The house rules.

Kept short and kept fair. Anything not covered here, just ask; we answer every message within one business day.

Arrival & departure
Check-in is from 4:00 pm. Check-out is by 11:00 am. Arriving early or leaving late? Ask at booking and we will do our best to hold the room.
Cancellation
Full refund up to 14 days before arrival. Inside fourteen days, the first night is non-refundable; we will always try to rebook the room and refund what we can.
Minimum stay
Weekends carry a 2-night minimum from May through October and on holiday weekends. Midweek nights are available singly, subject to the calendar.
Who can stay
The house is reserved for guests 18 and over. It is a quiet property built for rest; we keep it that way on purpose.
Pets
We adore animals, but the suites are pet-free for the comfort of every guest and the longevity of a 1908 building. We are glad to recommend boarding in Fredericksburg.
Smoking
The house and grounds are non-smoking, including vaping. A designated spot sits beyond the garden; ask the host on arrival.
Breakfast & the bicycles
Breakfast is included every morning and served in the dining room from 8 to 10. A bicycle waits for every guest; helmets and a route map are in the mudroom.
